What the trees and hills do to paint
An Orinda painting contractor lists the usual culprits: UV fade on south- and west-facing walls, moss and mildew on shaded north sides, and tannin bleed from surrounding trees.
- Mildew and moss have to be washed off and treated, not painted over, or they come back through the new coat.
- Tannin bleed from redwood and cedar siding, or from leaf staining, needs a stain-blocking primer.
- Sun-side wear means more scraping and spot-priming on south and west elevations.
- Sloped lots and long driveways add setup time and sometimes staging on the downhill side.
- Dry rot in shaded trim and fascia. How it's repaired.
Color review in some neighborhoods
According to the same contractor, Wilder and some newer Orinda enclaves have architectural review for exterior colors. If you're in a newer development, check with the association before choosing a palette. The HOA approval guide explains how to prepare samples.
Older homes
With half of Orinda's homes built in 1960 or earlier, assume lead paint is present under the current coats unless testing shows otherwise. The painting company must be an EPA-certified firm. Lead-safe guide.
Cost
The $14,000–$24,000+ Orinda range sits above the broader Bay Area bands ($5,500–$9,000+ for 1,500–2,500 sq ft; $12,000–$20,000+ for estate homes) because of home size, access and prep. See the cost guide and exterior painting.
Questions homeowners ask
How much does it cost to paint a house in Orinda?
One Orinda painting contractor says most full exteriors fall between $14,000 and $24,000+, depending on square footage, hillside access and surface condition.
Why does paint fail faster on shaded Orinda walls?
Shaded walls stay damp, which feeds moss and mildew, and tannins from surrounding trees can bleed into paint. Proper cleaning, mildew treatment and a stain-blocking primer where needed help the new coat last.
